Difference Between Homeowner’s Insurance and a Home Warranty:

There are a lot of people buying new homes in our area and during the escrow process, you might be presented with the option to buy a home warranty policy. Have you ever stopped to wonder what’s the difference between that home warranty and the equipment breakdown coverage you might see on your homeowners policy?

Our friends at Safeco Insurance Company provide us this brief explanation…Both types of documents provide coverage for things like well pumps, dishwashers, garbage disposals, ovens, washers and dryers as well as your refrigerator and water heater. The difference is, with equipment breakdown coverage the loss must be sudden and accidental in nature and overall wear and tear is specifically excluded. The Home Warranty on the other hand covers normal wear and tear, whereas accidental damage is not covered. In short, if it’s sudden and accidental there is a good chance your Homeowner’s Insurance will cover it, if it’s an instance of wear and tear we suggest you check with your Home Warranty if you have one.

Consider This Before Jumping into Vacation Property Ownership

Owning a secondary home or vacation property can be a rewarding experience and allow you to build so many memories! While owning a vacation home can have countless advantages, it does bring some unique responsibility and maintenance.

Regardless of whether you’re buying a cabin just a few miles away on the lake or an oceanfront condo in Hawaii, you’ll use twice per year, you’ll want to make sure your property remains adequately protected. Renting the property adds an entirely new level of complexity to secondary home ownership and yet a better reason to review your coverages with your licensed insurance agent.

Consider these items when talking to your agent:

  1. Will you need a separate insurance policy for your vacation property liability?
  2. What liability limits are adequate for a home that is vacant more often than is occupied?
  3. If you’ll be renting the property, consider purchasing additional liability limits as well as an umbrella insurance policy to protect you.
  4. Is your vacation home in an area that is affected by natural disasters such as forest fires, hurricanes, floods or earthquakes? You may need a separate additional policy for these.

Follow these insurance tips to reduce the risk of having a claim:

  1. Keep valuables out of your vacation home. Take them with you when you leave.
  2. Ask a neighbor to keep an eye out for any unusual activity at your home.
  3. Consider getting a video surveillance camera such as a Canary or Ring to alert you if someone enters your home. These do not require service contracts and alert you by phone.
  4. Keep your heater set to 60 to prevent any pipes from freezing.
  5. Turn off your water if you plan to leave for extended periods of time. This takes only a few seconds.
  6. Consider a management company if you want to rent the property. They will help keep an eye on things.
  7. Check for obvious liability concerns if you plan to rent the property such as rotten decking, trip hazards, or other deferred maintenance.

  3. Arlo: With wire-free cameras and weatherproof design, Arlo is a good option for securing the outdoor of your home or recording at night. With HD, night vision cameras, your home can stay secure day or night. You can even talk through them using the Arlo App! Receive alerts along with HD video right to your phone so you can review and take action if necessary. Another great option for the do-it-yourselfer who doesn’t want the monthly fees. Arlo comes with a free 7 day cloud storage.
  4. Ring: A video recording doorbell. Now that’s genius. Ring can record motion and you can talk to people through it like an intercom system even if you’re not away. Ring offers many options for security cameras beyond just the doorbell. Starting at $199 it is a great, simple security protection right at your front door.

Now for our insurance plug – I think you will find the information useful… By now most of you have seen some of our social media posts about wildfire safety and defensible space. We have written about this same concern for. Those people who have taken our advice seriously and worked hard to improve your homes safety, we can’t thank you enough. This year’s awful fire season will have long lasting affects to our area, including limiting when or where we can target practice or even what the various municipalities will be doing regarding firework displays. It was a fantastic winter for our snowpack, but now it’s time to think about what all that snow and water means to you as a homeowner. Our area experienced a lot of high wind days, as well as enough rain and snow to dig us out of a drought, but we are starting to see some residual claims resulting from all that extreme weather….so, what should you as a cautious homeowner be doing about YOUR property?

Believe it or not, we see a large number of claims where our clients haven’t been in a room, or the garage, or even their RV since the storms hit and they are finding hidden water damage. I suggest taking a few minutes to walk through your entire house , each room and closet, and look for signs of water leaking and/or damage. The worst part of a water claim is the resulting toxic mold that invariably shows up in most occasions. If you haven’t gone out and opened up your RV’s, Boats or Motor homes, we would suggest you check for signs of water leaks there too. It’s much easier to fix this type of problem if you are proactive versus reactive. If you have a basement, or can access your crawl space, give those spaces a close look as well. Roofs and window sills are also a good place to see tell tale signs of a problem you might not even know you have.

Just prior to writing this blog there was a news article all about who’s responsible for the Little Valley Fire in Washoe Valley and where the blame lies. Once all that gets worked out, hopefully the rebuilding can start. We re-toured that area a few weeks ago and even after people losing their homes for months and months now, virtually NO REBUILDING has begun. Our hearts and prayers continue to go out to that small community, but it does speak volumes about the difficulty of navigating a long claims process. Please think about this situation when talking to your agent at HIA and do everything in your power to make sure you are purchasing enough coverage on your house to “weather a claim situation” should you ever be unfortunate enough to find yourself in that community’s situation. Homeowners insurance isn’t cheap…..but the trusted agents at HIA can help you make the right coverage decisions, all while keeping your budget and costs in mind.

Enough about Insurance, let’s talk about what else is going on here at HIA. As our loyal readers know, this is the time of year when we are working with our local Rotary Clubs on their mission to support our troubled youth. Engagement Ring Coverage

Getting engaged is an exciting time and brings happiness to not only the couple, but their family and friends. While the new couples should cherish this special moment, they should also find an insurance policy to protect the engagement ring immediately.

Anything can happen to an engagement ring, whether it’s stolen, damaged or accidentally falls down a drain. While memories of the ring itself cannot be replaced, a good insurance policy can provide financial protection to an unfortunate situation.

Like other valuables coverage, insurance for your engagement ring can simply be added to your home or renters insurance policy on something called a “floater.” It’s a simple insurance policy extension. A good policy will cover everything from theft and damage. The cost of coverage varies, typically $1 – $2 per $100 in value for a yearly policy. So, for a $5,000 ring, you’d expect to pay $50-$100. Before seeking out insurance, you will need to provide an appraisal and receipt for your ring. This is typically provided by reputable jewelry dealers at the time of purchase. If your engagement ring hasn’t been appraised, you can meet with a gemologist to receive an official appraisal for a small fee. Once you have your appraisal, store it in a safe or vault.

An additional thing to consider for all newlywed couples, if the bride and groom were living in separate homes before the wedding, make sure the ring insurance is transferred to the right home address. Often times, individuals have the ring insured at the bride’s previous address on a different policy and forget to transfer it to the new living address and insurance policy.

Happy New Year to the faithful readers of this blog! Can we still say that!? It’s amazing how fast January has come and gone. We hope you survived the holidays and the time you spent with your family and loved ones.  What a GREAT holiday season it was, but now it’s time to get back to reality, and that’s where this blog comes in.

I am constantly amazed how many homeowners claims we get from the peril of BURGLARY!  These claims are always upsetting to the client, because they feel violated and most assuredly, they lost some very valuable and sometimes, impossible to replace memorabilia from the family or even a favorite team!  I know if I ever lost my signed Barry Bonds jersey, I would be devastated.  So stop for just a few seconds and think about what you and your family might do to prevent your family from suffering this type of devastating loss.

1) Do you have an alarm system??

2) If you have an alarm system, DO YOU USE IT EVERY DAY AND EVERY NIGHT?

3) You would be shocked to know some people don’t even lock their inside the garage door that leads into the house!  All a bad guy has to do is cruise down your street pushing a bunch of garage door openers till he finds yours!  Once inside, he can calmly shut the garage door down, and literally WALK thru your unlocked door!    Worse yet, he can park his van INSIDE your garage, and he can take his sweet time loading up your valuables!

4) Are bushes and trees trimmed around front door and windows?

5) Are you leaving lights on inside when you leave, and maybe leave a light or a TV or radio on to indicate you are home??

These are just a few simple tips on how YOU can prevent one of the saddest types of claims our office sees.

We are also continuing to see an extraordinary amount of water claims, from inside causes and outside elements. Did you know you can buy devices that detect water where it’s not wanted in your home?  Many water sensors are inexpensive battery powered devices you can place on sump pumps and other models to put on floors near plumbing that could leak.  You don’t need any tools and it’s usually a very simple installation.  Unit alarms sound when they detect water, it’s that simple.  Alarm transmitters need to be placed where they will be heard if they activate.  But…you have to be diligent and check batteries often, just like you do for your smoke detectors and any other safety type things we commonly use. There are more sophisticated water sensor systems that automatically shut off the water supply to the entire house.  For some, plumbers must install the special valves and electricians must wire the sensors, so you are investing quite a bit of money should you decide to go that way. For those apartment dwellers, your residence may be a perfect candidate for a water sending system. We suggest you talk to your local plumbing supply or hardware store about these systems.  Even the cheapest system can save your deductible and an expensive homeowners claim.

Speaking of water… we hope that you all stayed dry during the floods this year. As a friendly reminder, flood and earthquake are not covered under your typical home policies. If you’re interested in looking into these coverage’s, please let us know.

Keep a Home Inventory Checklist Just in Case

For most of us, we won’t have to experience a disastrous home loss such as a flood, fire, earthquake or other disaster. That doesn’t mean any of us should be less prepared for such an event should one occur. Preparing a home inventory can be a large task, but taking the time to do so can make a difference of thousands of dollars when it comes to your claims settlement as well as simple ease of processing your claim.

For many of us, where we live symbolizes us and what is in that house symbolizes our lives. Our belongings represent our memories, personal style and even investments that hold significant value such as art.  When you add up how much all of your personal items are worth, it can be a substantial figure into the many 10s of thousands of dollars or more.

Home insurance claims from disasters such as flood or fire are traumatic. A home inventory checklist can help you remember quickly what items you had. Would you recall exactly how many pairs of jeans you had and what brand they were? Would you recall how many pairs of shoes you had or what brands they were? What about art? Could you recall the name of the artist and how much you paid for it?

Taking the time to inventory your home can be useful in the event of theft or damage to the contents of your home. Keep track of your items with easy to use chart! You can even attach photos of your items and quickly send this chart to your insurance agent to help speed up the claims process. Another way to document is with a thorough video or video series. Be sure to store your home inventory checklist in a safe place like in the cloud.

A Negative Online Review Can Leave You Vulnerable to Liability

Everyone today is connected in some way to social media.  It can be by Facebook, Yelp, email or other internet outlets.  When you write something you leave your fingerprint for everyone to see.  If you go to a restaurant, dentist, daycare or other business and have a bad experience, you might think of writing a bad review on the company’s Facebook page or Yelp, for example.  If you decide to do this, it is important to exercise caution about how you word your experience as recent cases have shown you can be sued for libel – even if you think the review was justified.  This can be a very frightening situation and how on earth can you afford to pay attorney fees?  What do you do?
